When my friends Shannon and Dan reached out about the possibility of helping them create an income suite, I knew the project would be a fun challenge.
Not only did this couple have a very fixed budget, but they wanted to convert only half of their basement into their new mortgage helper (about 550 square feet in total). As small business owners, this family needed the additional square footage to function as storage and guest accommodation for their own use.
The space had a vintage, 70’s rumpus room vibe. Cellulose ceiling tiles, three textures of wood panelling, and giant 12 foot single pane windows. Long story short: TONS OF POTENTIAL!
The initial idea was to design a modern, studio style space. But once our talented planner Stephanie got involved, it was clear that a one bedroom would be the better option.
A defined bedroom would offer the tenant a bit more privacy, additional storage and separate work/living spaces. Although the studio was more spacious, it lacked closet space and would leave the tenant with a view of the sink from the bedroom! Both designs offered great possibilities, but improved functionality and storage often wins out with homeowners.
Once we had a game plan in place, it was time to get started.
Since this house is on the older side, the scope of the project was quite large! Our team took care of everything from design, permit application, demolition, waste removal, framing, electrical, plumbing and drywalling.
There were some big updates required: a modern electrical panel upgrade, hot water tank replacement and the old copper piping needed an overhaul. All in all, this project took roughly six months from the day we applied for the building permit, to the day we declared completion.
The end result is a light, bright space – perfect for a working professional. My friends were able to rent this out no problem, and are excited about the additional revenue their new home is generating
